Assistant Project Manager

Summary:

The Assistant Project Manager works with the Director of Business Development and Project Manager as the project transitions from bidding to commencement to close out. This role allows you to make a significant impact while collaborating with all departments daily. The Assistant Project Manager manages necessary documents associated with each project. The documents will include, but not be limited to; Bidding Documents, Subcontractor Agreements, Certificate of Insurance, Subcontractor Payment Recommendations, Requests for Information (RFI’s), Change Orders (CO), Submittals, Project Closeout Documentation, Ordered Material Inspection with disbursement and regular correspondence with Subcontractors and Vendors. The position receives direction from the Director of Business Development, however, will be required to make independent decisions and communications with external parties.

Key Responsibilities and Duties:

  • Negotiate contract terms, conditions and pricing, with subcontractors and vendors, giving recommendations for subcontract awards
  • Review plans, specifications and contracts to ensure the correct equipment, material and subcontractor services are ordered and/or purchased
  • Communicate with and support the Project Manager to ensure the project is executed safely and cost efficiently
  • Frequently and effectively communicate and negotiate with Subcontractors and Vendors
  • Ensure compliance with the company’s work health and safety policies, standards and procedures
  • Build a rapport with Subcontractors and Vendors
  • Submitting payment evaluation weekly
  • Support negotiation and management of change orders
  • Verify material orders are correct against the PO and disperse to the correct PM
  • Cost Estimating and review of subcontractor’s pricing
  • Utilization of Buildertrend effectively

Preferred Qualifications:

  • Working knowledge of office software (MS Word & Excel) and associated equipment
  • Must be able to read, understand and interpret civil site plans, architectural plans and contract specifications
  • The ability to think logically and systematically through the various phases of a project
  • Ability to prepare and allocate time and effort across multiple projects and prioritize daily and weekly tasks is required
  • Experience with onsite construction environment is a plus
